UniCredit Leasing, division of realties, finances a construction in Vestec u Prahy of a total cost of 119 million CZK.

The UniCredit Leasing company finances with a leasing a construction of the storage premises in Vestec u Prahy. The total cost of the ivestment will reach 119 million CZK and now a new project of realties leasing finishes a first stage of the construction. T.LAND company is the developer of the construction and the companies Michael Huber CZ, STOW R and a firm SANITOP are going to be the renters of the properties.

From November last year there have been constructed three storage halls, including an administrative office, within the premises, of a total area of 13 000 m2 , which is situated on the Prmyslov street in Vestec u Prahy. Its useful area reaches approximately 4 500 m2 . The individual storage halls and offices are going to be long-term used by: the Czech representation of the German producer of printing- ink of the MHM Holding GmbH company, Michael Huber CZ company, then the seller of the storage techniques STOW R and a bathroom studio SANITOP. "The safety inspection is planned for August 2008 and a leasing contract is formed for the whole period of 20 years of the repayment," adds to the details of leasing financing Friedrich Trumminger, director of the division of realties of UniCredit Leasing.

In these days the first stage of the construction of the premises is finished. With the premises for Michael Huber company, there are interior changes going on in the storage hall, which already has a completed roof and sheating. Also the premises which is being constructed for the STOW company is completely sheated and in the forecoming days the works on the interior changes should begin. The third premises is a storage hall for the SANITOP company. This is now in the phase of constructing the main structure and in the forecoming weeks, according to the work schedule, there is going to be a sheating of the building and finalisation of the roof construction.

The works on the local communications are also finishing and along with the construction there is a sanitation of the subsoil going on. All the engineering works are already finished.

The influence of the reform on the realties leasing

The reform of the public finances has brought changes also in the realties leasing and that is in the form of the key extension of the minimum time duration of the leasing contracts, from former 8 years to current 30 years. "In the reaction to the legislative changes we have prepared a new product for the financial realties leasing, which would guarantee clients the same rights (including the tax impacts), which they had before with the old legislation, without altering the sense and the purpose which was aimed by the legislator in the new legislation," calms the clients of the realties leasing Friedrich Trumminger.
